Our qualified broker partners have two ways to make money - provided the deal makes sense, of course!

ILS Referral: You begin the application, we do all the work to collect the required documents and you collect a referral fee of 25% of the points that we charge.  Or, if you are a broker and want to maintain the relationship, you can be the main contact with the borrower.  (All Commercial loans are done through referral only).

White Label Program (aka Correspondent Lending):   After you have shown an exceptional history of closed loans with Investor Loan Source, you may be invited to join our White Label program.  In this case, you do the work to collect and submit all the required documents, you order the appraisal, title, and insurance documents, and we fund the loan.  Pearl Funding will provide the funding and will collect $995 plus 1.95% of the loan amount for each application, and you may charge and collect as much as you’d like above that amount (max 3pts).

We offer the most unique loan products available on the market:

• Fix & Flip loan with low minimum credit score requirement

• 20 year loan for established short term rentals (i.e. AirBnB)

• Rental loans for buy and hold properties (DSCR)

• No income requirements

• Commercial loans are ineligible through the White Label program and must be submitted as a Broker referral.
