In the world of real estate investments, taking that first step can be the hardest part. For many aspiring investors, the dream of building a portfolio remains just that—a dream. But what happens when someone decides to take the leap? Today, we share the success journey of a realtor, Ali Cook (@huddletinyhomes), who transformed her industry knowledge into actionable investment success with the right financing partner.

The Starting Point: A Vision and Determination
After working as a realtor since 2018, our client had seen firsthand the opportunities to invest in real estate. Like many professionals in the field, she recognized the potential in short-term rental properties, especially as the travel industry underwent significant changes post-COVID.
"I always wanted to get into owning and operating short-term rentals," she explains. "I was seeing so many others have great success in 2021 and 2022 right after COVID had just reshaped the travel industry."
Instead of watching from the sidelines, she decided to take action and explore real estate investor financing options.
Finding the Opportunity
Through traditional channels, our client identified a promising listing on the MLS: two acres of land parceled separately. With a combination of personal funds and seller financing, she made her first investment purchase in September 2021.
But acquiring the land was just the beginning. Her vision included developing four 500-square-foot tiny homes as short-term rentals—a concept that would require not just construction expertise but also specialized financing.

Building the Network for Success
One of the most inspiring aspects of this investor's journey is how she leveraged networking to bring her vision to life:
She connected with her future equity partner and contractor at a DealMaker event
She secured initial construction funding through another private lender she met at a subsequent DealMaker gathering
Finally, after attending the Investor Addicts Cruise and another industry event, she connected with Tom Berry and Natalie Portra who helped her close with Investor Loan Source
This network-focused approach demonstrates the power of industry connections in real estate investing—something our client strongly advocates for. "Meet as many people as you can! Most people are more helpful than you'd imagine if you ask them the right questions."
Navigating Unexpected Challenges
No investment journey is without its obstacles. For our client, the timing proved particularly challenging:"I started construction right at the height of global inflation reaching its peak. The day I ordered my lumber package, Russia invaded Ukraine, and that affected the price of materials on a minute-by-minute basis."
Despite these difficulties, she persevered, quickly mastering the hospitality side of the business while managing construction and financing challenges.

The Financing Difference
Perhaps the most crucial element in our client's success story was finding the right financing partner. After navigating construction with various funding sources, she turned to Investor Loan Source for refinancing her investment property loans.
"If I had started with ILS from the get-go, I would have had a much lower interest rate than I did on some of the debt," she reflects.
What made the difference? Unlike traditional lenders who struggled with investment property valuation, Investor Loan Source recognized the true potential: "ILS considered the revenue and gave me a valuation on my business when others wanted to hire a residential appraiser who didn't know how to value the property."
The Results and Lessons Learned
Starting with $70,000 of personal capital, plus seller financing and credit lines, our client has built a business with substantial equity. While she acknowledges that monthly cash flow remains a challenge, she now "can see the light at the end of the tunnel."
The experience has been educational: "The startup period has been a HUGE education. I am truly learning what 'trust the process' means!"
She also offers this advice to hesitant potential investors: "You just have to do it. If you sit and wait for the perfect time, it'll never happen. Work at your project every day."
