The Starting Point: A Vision and Determination

After working as a realtor since 2018, our client had seen firsthand the opportunities to invest in real estate. Like many professionals in the field, she recognized the potential in short-term rental properties, especially as the travel industry underwent significant changes post-COVID.


"I always wanted to get into owning and operating short-term rentals," she explains. "I was seeing so many others have great success in 2021 and 2022 right after COVID had just reshaped the travel industry."


Instead of watching from the sidelines, she decided to take action and explore real estate investor financing options.


Finding the Opportunity

Through traditional channels, our client identified a promising listing on the MLS: two acres of land parceled separately. With a combination of personal funds and seller financing, she made her first investment purchase in September 2021.


But acquiring the land was just the beginning. Her vision included developing four 500-square-foot tiny homes as short-term rentals—a concept that would require not just construction expertise but also specialized financing.

The day I ordered my lumber package, Russia invaded Ukraine, and that affected the price of materials on a minute-by-minute basis."


Despite these difficulties, she persevered, quickly mastering the hospitality side of the business while managing construction and financing challenges.

The Financing Difference

Perhaps the most crucial element in our client's success story was finding the right financing partner. After navigating construction with various funding sources, she turned to Investor Loan Source for refinancing her investment property loans.
